Its supportive community, rich in history and culture, provides a unique backdrop for innovative businesses. With a steady influx of tourists and locals valuing local enterprises, Madison offers a fertile ground for new ideas. The town's connectivity to Atlanta and the Georgia coast combined with its lower cost of living, makes it an ideal spot for startups and creative ventures. Large-scale developments on the I20 corridor suggest a growing market.

Madison, Georgia, is a haven for remote workers seeking a blend of tranquility and connectivity. With its serene, picturesque setting, it offers a peaceful environment ideal for focus and creativity. The town boasts modern amenities and high-speed internet, ensuring seamless work-from-anywhere experiences. Its close-knit community and leisure options make Madison an attractive destination for those embracing the remote lifestyle. Access to downtown Atlanta makes this a viable option for hybrid work schedules.

  • Wide open spaces, access to big city events & facilities, but a closely knit community where everyone knows your name. Seems pretty nice fit for family life here. Madison has lots of parks and recreation programs oriented to families, we give this a thumbs up for families.

Madison is such a friendly town, we think many singles would find this a match. However, we did not find any groups or organizations that seemed focused on creating events and opportunities to meet new folks. We think this is one you are going to have to visit and decide.

The median age in Madison is slightly above the national average, revealing what we quickly noticed is that this town, and the lake communities nearby, is quite a destination for empty-nesters, second home buyers, and retirees. You may have to put a bit of effort into connecting here, but we see a lot of avenues for finding your tribe. A local hospital and reasonable access to urban area specialists in Atlanta could meet all but the most chronic medical concerns.

THE UNIQUE MAGIC INGREDIENTS

SPARKS & Vibes

The way we see it, SPARKS are the places, events, activities that you remember about a MoxieTown, the ones that set them apart, the ones they are known for, & make a lasting impression.

Vibes , on the other hand, are that all-over feeling you get from a place, its unique ambiance.

Madison sets the bar for small-town, southern charm with its shade covered sidewalks, historic homes, shops, & restaurants. We think the vibe is Coming Home because you feel like you belong the first time you visit.

Whether you’re staying or just stopping by, you don’t want to miss these. There are many adventures to be had and much local flair to experience!

  • Madison, GA, boasts a burgeoning food scene with a variety of eateries to satisfy diverse palates. From fine dining at The Dining Room and Town 220 Restaurant to casual spots like Amici Madison and Ricardo's Kouzzina, visitors can indulge in a mix of Southern comfort food, Mediterranean-inspired dishes, and more. You cannot miss the Patisserie on Main for fresh croissants or Scoops Ice Cream on Washington. We anticipate more eateries coming soon.

  • For those that like to get outdoors, Madison is nestled between Hard Labor State Park, Georgia’s 2nd largest, and Georgia’s Lake Country. Imagine an outdoor activity that does not require snow and you will find it somewhere near here. With fairly gentle terrain it is a destination for many road-cyclists.

  • We love the laid-back vibe of this sweet southern town and definitely see it as a destination. Many of the visitors come from the surrounding second-homes found on Lake Oconee. There are our reliable flagged hotels close to I-20 as well as the The James Madison Inn, right next to the city green. The Brady Inn, a small B&B, gets high marks and is well located as well.

  • For the size of Madison, the town has a remarkable business community which serves the I-20 corridor and growing population of Lake Oconee. For retail entrepreneurs - the bar is delightfully high but welcoming. We think a nice co-working space would be welcome here, particularly as the population in the surrounding communities grows.

  • The center of Madison’s performing arts, The Madison-Morgan Cultural Center, is housed in a 125-year-old schoolhouse, offers a variety of high-quality programming, including theatrical productions, classical and popular music, storytelling, dance, and humanities lectures. It also features rotating visual art galleries and a limited permanent collection.

  • There is a broad array of housing options in Madison, and in the surrounding countryside. This is a town for visiting - but really shines for living. Well-tended parks dot the community and county recreation facilities serve all ages. This town is picture perfect for small town life, and still quite affordable.

How we look at demographics, other than education choices

We are looking at small towns everywhere and, so that our fellow small-town fans can really compare “apples to apples” as closely as possible, we use a 3-mile radius for most all of our demographics, 1 mile if we are talking specifically about what is within walking distance to the heart of town. Because when you are talking about who lives in a town - you don’t really care about who provides their water or where they pay their taxes.
